We aim to make booking your Dubai holiday home straightforward. Search for the right property, confirm your stay and complete the required guest information before arrival.

Choose Your Holiday Home

Search our Dubai holiday homes by location, travel dates and number of guests. Each property page includes accommodation details, amenities, location and its live stay calendar.

Check Live Dates & Rates

Select your arrival and departure dates. Availability, nightly rates, minimum stays and booking rules are checked against the property's live calendar.

Reserve & Pay

Once your booking has been confirmed and the required payment received, the property is reserved for your confirmed stay.

Send Guest Documents

Passport or Emirates ID details are required for every person staying at the property, including children and infants.

Verification & Damage Waiver

Guest verification is completed before arrival and the applicable accidental damage waiver must be completed before check-in.

Check-In & Enjoy Your Stay

Once registration and any required building approvals are complete, your arrival and property access information can be provided.

What We Need From Every Guest

Dubai holiday homes require guest registration before arrival. Some residential buildings and communities also require guest details before access can be approved.

Passport or Emirates ID

We require a clear copy of a passport for visitors or Emirates ID for UAE residents for every person staying in the holiday home.

Please Send Documents at Least 48 Hours Before Arrival

Guest documents should be supplied at least 48 hours before check-in.

This gives us time to complete guest registration and, where applicable, obtain the required building or community access approval.

Late documentation may delay access to the property.

Lead Guest Details

The lead guest should provide the contact details requested for the booking, including a working mobile number and email address.

Building & Community Registration

Some Dubai communities and residential buildings require guest information to be submitted before visitor or holiday-home access can be approved.

Guest Verification & Property Protection

Accidental Damage Waiver

As mentioned on our listings, a damage deposit or approved damage protection arrangement is required before your stay, regardless of the source through which your booking was made.

For our standard bookings, we use a USD 35 non-refundable accidental damage waiver. This avoids unnecessarily blocking a larger amount of cash or credit-card funds where the waiver applies.

Guest verification is also completed before arrival.

The waiver is designed to provide protection against qualifying accidental damage during your stay. Deliberate damage, misuse of the property, missing items and other excluded losses may still be charged separately.

If a particular property or booking requires an additional refundable security deposit, this will be advised separately.

Each holiday home is a privately owned residential property. We ask all guests to respect the home, neighbours and community throughout their stay.

Your Booking

  • The property is reserved for the dates confirmed in your booking.
  • Only registered guests may occupy the property.
  • The maximum occupancy shown for the property must not be exceeded.
  • Any extension is subject to availability and confirmation.
  • Payment must be received in accordance with the terms of your booking.

House Rules

  • No parties or unauthorised events.
  • No smoking inside the property.
  • Please respect neighbours and community regulations.
  • Guests must comply with any building-specific rules.
  • Guests are responsible for the conduct of everyone included in their booking party.

Arrival & Departure

Check-In & Check-Out

Check-In 3:00 PM

Property access is provided once the required registration, documentation and arrival requirements have been completed.

Check-Out 11:00 AM

Please vacate the property by the confirmed check-out time so that it can be prepared for the next guest.

Early / Late Requests Subject to Availability

Early check-in or late check-out cannot be guaranteed. If your flight times make early access or a later departure particularly important, booking the additional night is the safest option.

Arrival Supplies

A small starter supply of basic toiletries and household essentials may be provided for your arrival.

These are welcome supplies rather than provisions intended to last for the entire stay.

Cleaning During Your Stay

Mid-stay housekeeping is not automatically included unless specifically stated as part of your booking.

Additional cleaning, housekeeping or linen services may be available on request and are subject to availability and additional charges.

Booking a Dubai Vacation Home

How do I search for an available Dubai holiday home?
Use our Holiday Home Search to choose your preferred Dubai location, check-in date, check-out date and number of guests. The search checks the property's live availability and stay rules before displaying suitable holiday homes.
What documents do I need before check-in?
A passport or Emirates ID is required for every registered occupant, including children and infants. Please provide the required documents at least 48 hours before arrival.
Why do you need details for every guest?
Holiday-home guests need to be registered and some buildings or communities also require occupant details before access can be approved.
What time is check-in and check-out?
Standard check-in is from 3:00 PM and standard check-out is by 11:00 AM.
What is the USD 35 accidental damage waiver?
It is a non-refundable accidental damage waiver used for qualifying accidental damage during the stay. It is separate from the accommodation charge and does not cover deliberate damage, misuse, missing items or excluded losses.
Do I need to pay a separate security deposit?
For many bookings the accidental damage waiver is used instead of unnecessarily blocking a larger traditional cash or credit-card deposit. However, a separate refundable security deposit may apply to certain properties or bookings and will be advised where applicable.
Can I check in early or check out late?
Only where availability allows and the request has been confirmed. If guaranteed earlier access or a later departure is important, we recommend booking the additional night.
Can I extend my stay?
Extensions are subject to availability and are only confirmed once the extension has been accepted and the required payment has been received.
